All new dwellings are required to have an Energy Performance Certificate when they are completed for submission to building control and inclusion in a Home Information Pack. This includes dwellings that are formed by converting another form of building or from converted a larger house into a number of separate flats.
EPC’s for new dwellings are produced from an 'as built' SAP assessment which uses confirmed specifications for floors, walls, roofs, windows and doors, heating systems, and an air tightness test result. The certificate is then lodged with Landmark, the government's EPC database, and issued by email as a PDF document.
We usually work from CAD or paper drawings so that we do not need to visit the site in order to provide an Energy Performance Certificate.
